All Parties agree to this Agreement as stated and signed.
Any cancellation on or before 30 days prior to the agreed upon check-in date shall result in the forfeiture of the initial rental deposit without exception.
Cancellations within 30 days of the check-in date shall result in the forfeiture of all monies paid unless trip cancellation insurance has been purchased and it is for a covered reason. Vacation Rental Protection - All questions should be directed to CSA at (800) 348-9505. No refunds for early departures.
The maximum number of guests per property is limited to the actual sleeping capacity for that property. Children under 3 years of age do not apply. Palmetto Getaways rents to families, married couples, and adults who are 25 years of age or older.
Many of our properties agree to rent to student groups under the age of 25 provided that each parent/guardian (25 years or older) sign in conjunction with their respective student/child.

ANY RESERVATION FOR GROUPS MADE UNDER FALSE PRETENSES WILL RESULT IN EVICTION AND LOSS OF ALL MONIES PAID.
RENTAL PAYMENT & FEES
We welcome MasterCard, Visa, Discover and American Express. Checks are accepted for advanced reservations (30 days prior to check-in). If making your reservation within 30 days prior to arrival, it must be made by credit card. All credit card payments will incur a 3.5% processing fee. At the time of booking a rental deposit is required in the amount of 50% of the total rental fee to secure the reservation. If trip insurance is purchased, that is due at the time of booking as well. The rental balance is due 30 days prior to arrival. If making your reservation within 30 days of arrival, payments are due in full at the time of booking.
VACATION RENTAL TRAVEL INSURANCE
We are pleased to offer our guests one of the best vacation rental protection policies in the industry. CSA's travel insurance can cover you and your vacation investment if and when the unexpected happens. The policy costs 6.95% of your total room reservation, and we recommend you purchase the insurance at the time of booking to ensure the best coverage. In addition to protecting your vacation investment, CSA has other advantages including a 24 hour emergency hotline and concierge services plus coverage for emergency medical expenses and transportation. You will receive a confirmation letter upon receipt of your initial rental deposit. Please contact us immediately if you find a discrepancy. Otherwise it will be assumed correct. Please verify arrival/departure date, reserved accommodations, rental amount due, and number of persons to occupy the property. We make every effort to ensure that the property reserved remains the same, but we reserve the right to relocate you to an equal or upgraded property should the need arise.
Check-in begins at 4:00pm EST. Due to our high cleaning standards some properties may need a little extra cleaning time and check-in may be delayed up to 6:00pm EST. We appreciate your patience as we prepare for your stay. Early check-in requests must be approved by Palmetto Getaways in writing. Additional fees for early check-in may apply.
Check-out is at 10:00am EST. Failure to comply will result in a late check-out fee of $150 per hour until 12:00pm EST. Failure to check-out by 12:00pm EST will result in an additional nightly rental charge. Additionally, if the property is not vacated by 12:00pm EST, Palmetto Getaways reserves the right to remove guest party’s belongings at the guests’ expense.
DAMAGE TO PROPERTY
Guest will provide a credit card to be kept on file as a guarantee for any damage or additional fees assessed. Guest agrees to be responsible for all damages, excessive cleaning, or assessed fees caused by the guest party. Guest agrees to pay for all costs, including but not limited to collection/attorney’s fees incurred as a result of such damages.
Each property receives a thorough cleaning followed by a cleaning and maintenance inspection prior to your arrival to ensure that all items are in working order. We encourage you to do a walk-through of the property upon your arrival in the event something was overlooked. We ask that you report any such issue by 6:00pm EST (two hours within check-in) or it shall be assumed that guest party agrees that everything is in good working order. Any issues of malfunctioning equipment or damage not reported by the 6:00pm EST deadline will be the responsibility of the guest party and charged accordingly upon check-out.
Please leave the property reasonably clean and in damage free order. Additional cleaning fees may apply if the unit is not left in reasonable order. Please load and start the dishwasher upon departure and remove all personal items and food from the property. Trash must be bagged, tied and disposed of in the trash receptacles provided. Please make sure to place the receptacles curbside the night prior to check-out as trash pickup occurs in the early hours on check-out days. Please gather all bed linens and towels and leave on the floor of one of the property’s restrooms upon departure. Please leave the exterior of the home clean and in order as well. Ensure that all trash and debris from your stay is disposed of in the trash receptacles. Trash found in the exterior areas, pool area, balconies, or shrubs will incur an additional cleaning fee.
Additionally, grills are provided at certain properties by the owner as a courtesy. It is the responsibility of the guest to provide the propane and to clean the grill after each usage. A $25 fee will be assessed for any grill that is not cleaned after usage.
All of our rental properties are privately owned and decorated to the owner’s personal taste. Re-arrangement of existing furniture is prohibited and may be cause for additional fees charged to your credit card.
The following items are provided in our properties for your convenience. Each restroom is supplied with a trial size shampoo, soap, and one roll of toilet tissue. We offer a start-up supply of dishwasher detergent and laundry detergent (if applicable). Bed and bath linens, blankets and pillows are all provided. All kitchens are equipped with basic supplies as well. Please bring your own beach chairs and beach towels and do not use the bath towels at the pools or the beach.
Pets are allowed in our properties marked pet friendly only. There is an additional pet fee of $150 that must be charged for anyone bringing a pet. Otherwise the stay with the pet is unauthorized. A pet, or any evidence of a pet found on the property, that was not previously disclosed by paying the pet fee, is cause for eviction and forfeiture of rent in addition to an additional cleaning fee of $250. Pets are not allowed in pools under any circumstances as the fur will damage and incapacitate the filter. Any evidence of a pet being in the pool will result in an automatic fee of $350.
Smoking is not permitted in any of our properties. Violation of this policy is cause for eviction and forfeiture of rent. An additional cleaning fee of $250 will be charged if in violation. If smoking on the balcony and the doors are left open to the property, then that would be considered smoking inside the property and the fee will be assessed if in violation. Additionally, if smoking outside, all cigarette butts should be disposed of properly. Cigarette butts left on the grounds will incur an additional cleaning fee of as much as $150.
POLICIES & MAINTENANCE
The property may be used for residential purposes only. By signing this agreement you and your party agree to obey and follow all the rules and regulations within this agreement, rules that apply on the premises, as well as any legal rules and regulations by the local law enforcement agency and the State of South Carolina. If this agreement is not met the guest (signed below) will be responsible for all payment(s) and will vacate the property.
Only guests registered with Palmetto Getaways may occupy the rented property. No other guests are permitted inside or to stay overnight without written permission from Palmetto Getaways. The number of occupants cannot be more than the stated amount as mentioned in the reservation confirmation. Only those individuals listed in guest information (see below) are allowed to stay at the property. Registered guests are fully responsible for their guests who may enter upon the rented property. Palmetto Getaways reserves the right to immediately evict the vacationing party if these rules are violated.
Palmetto Getaways, its contractors and the owner of the vacation rental property reserve the right to enter the property at any time to add, remove or replace any furniture or conduct necessary work arising from emergency needs. Emergency needs are defined as: water leaks, fire, power failure, etc.
Non-emergency needs will be handled in a timely manner, usually by the next business day. Please call Palmetto Getaways directly so we can address your needs as quickly and efficiently as possible. We do not offer any discounts or concessions due to maintenance issues as we will rectify any maintenance issues brought to our attention.
Use of barbeque grills are not permitted in any apartment or condo property. Many condominium complexes have community barbeques located on the premises. It is a violation of the fire code to do so and can result in eviction.
Palmetto Getaways is not responsible for any personal belongings of guests or their party.
The registered guest party will indemnify Palmetto Getaways and save it harmless from and against any and all claims, actions, damages, liability and expense, including attorney’s fees and costs in connection with loss of life, personal injury and/or damage to property arising from or out of the occupancy of use by guest and their party of the Premises or any part thereof occasioned wholly or in part by an act of omission of guest (signers below), its agents, contractors or employees.
POLICY FOR USE OF ELEVATORS
Some vacation rental homes may be equipped with an elevator. Please understand that these are not commercial elevators. As such, they are more sensitive than elevators one would find in a large commercial building. They run much slower (35 feet/min) than commercial ones because building codes are different for residential usage.
Press the elevator button to call it to your floor. You will know that the elevator has arrived when the circumference of the elevator button lights up. Shortly thereafter, you will hear a clicking sound indicating that it is safe to open the elevator door. DO NOT ATTEMPT TO OPEN THE EXTERIOR DOOR UNTIL YOU SEE THE LIGHT AND HEAR THE CLICK.
Now you may open the doors to the elevator. Once inside the elevator, all doors must be shut and secured in order for the elevator to operate. When inside the elevator as it is traveling, do not attempt to open the outside door until the elevator has come to a complete stop and you hear the clicking sound once again. This sound is the indicator to let you know that it is okay to open the doors of the elevator. Upon exiting the elevator it is IMPERATIVE to close both doors completely or the elevator will become non-operational. In order for the elevator to stay operational all doors must be shut on each floor. In the event a door is left open on any floor and someone attempts to operate the elevator, it will automatically shut down and remain inoperable without a technician to repair it. Additionally, any attempts to push or pull the door forcibly or any slight jumping up and down in the elevator will result in the electrical contacts breaking from the door and the elevator surge protector will automatically shut down. When this occurs, the elevator is no longer operational.
Based on the delicate nature of these residential elevators it is imperative to use them with extreme care and caution and restrict usage to adults only. Please be aware that the service charge to have a technician come out for a repair is as much as $750 and will be the responsibility of the registered guest party.
By signing the rental agreement you are stating that you understand this policy and are assuming responsibility for repair charges if the elevator becomes non-operational due to guest operation.

RENTAL AGREEMENT ADDENDUM – APPLIES TO GROUPS UNDER AGE 25 ONLY
Palmetto Getaways agrees to rent to groups under the age of 25 based on guidelines set forth in this rental addendum in conjunction with the Vacation Rental Agreement.
All signing parties must read and agree to the entire agreement. By signing all parties agree to be bound by the Vacation Rental Agreement and the addendum which represents the entire agreement.
The primary renter reserving the property via the Vacation Rental Agreement must be at least 25 years of age in order to sign the agreement.
We do not require parents/guardians to be present during the rental period. However, each registered guest and his/her respective parent/guardian must sign the rental addendum in order to be allowed access to the property at check-in.

ALCOHOL AND DRUGS
Palmetto Getaways upholds a NO TOLERANCE POLICY for illegal drugs, drug paraphernalia, under aged drinking, driving under the influence of drugs or alcohol, and/or any violation of the laws set forth in North Myrtle Beach, SC. Any evidence of violation of this policy is grounds for eviction and will result in the automatic forfeiture of the damage deposit in its entirety.
As stated earlier, occupancy is restricted to registered guests only. Any person/persons on or about the property that are not registered guests are the sole responsibility of the registered guests as a whole and will be held liable for any disturbances and or damage costs to property. Under no circumstances should any individual not listed as a registered guest sleep overnight at the property. It is understood that any violation of the occupancy rule is subject to immediate forfeiture of damage deposit, possible eviction, or both.
Palmetto Getaways does not allow groups to entertain or conduct house parties of any sort. Violating this policy will result in eviction and forfeiture of the damage deposit in its entirety.
Upon check-in to the property, each registered guest will be required to submit a damage deposit of $150.00 (cash only) per person to be held in the event of damage, loss, or excessive cleaning fees to the property.
On the day of departure, it is understood that no registered guest shall depart without a preliminary departure inspection conducted by a representative of Palmetto Getaways. An early departure of ANY guest prior to this inspection (without specific written permission) is an automatic forfeiture of the damage deposit in its entirety. The departure inspection is a quick overview to determine the overall condition of the property. No damage report will be discussed or remitted at this time. Additionally, damage deposits WILL NOT be refundable upon the check-out inspection.
Following the group’s departure a representative of Palmetto Getaways will conduct a thorough inspection of the property, its contents interior and exterior to determine damages/losses.
Repairs and/or replacements will be conducted/purchased in order to return the property to its original condition at the time of the group’s check-in. The cost of such repairs/replacements and all service fees associated with such repairs will be deducted from the damage deposit.
In the event the property may not be brought to its original condition within the timeframe of the next scheduled check-in then the damage deposit will be forfeited in its full amount. All additional damage/loss due to damage costs and, loss of rental monies will be the sole responsibility of the group and will be billed to the credit card on file.
The group is expected to respect and maintain the property and its contents by general cleanliness, taking trash to proper receptacles, and cleaning up after themselves during their stay. All guests are expected to leave the property in the condition that they found it on the day of check in. The turnover cleaning fee that has been charged is for basic sanitation, dusting, mopping floors, etc. in preparation for the next guest. A cleanliness inspection will be done as well during the check-out inspection. If the property is found to be excessively dirty and unkempt, there will be an excessive cleaning fee charged and deducted from the damage deposit.
It should be understood that the return of damage deposit money is at the full discretion of Palmetto Getaways
In the event that there are no damages or losses to the property the damage deposit will be returned to the primary registered guest.
Palmetto Getaways will have a minimum of 30 days from departure date to address damages, receive invoices and assess fees against the damage deposit. NO DEPOSITS WILL BE PROCESSED OR ADDRESSED PRIOR TO THE 30 DAY MINIMUM. ADDITIONALLY, ONLY THE PRIMARY REGISTERED GUEST MAY COMMUNICATE WITH PALMETTO GETAWAYS REGARDING ANY CHARGES OR REFUNDS ASSOCIATED WITH THE DAMAGE DEPOSIT.
Please understand that it is our genuine goal to return all deposit monies to our guests. Therefore, we ask that you treat your stay with us as if you were in your own home and respect this property as if it is your own. This ensures both yourself and the property owners that the home is kept clean and in good working condition.
In an effort to be clear and concise with regard to the return of damage deposit funds, we have taken a moment to give you some examples of situations in which your security deposits would be compromised and automatically forfeited. Please understand that these examples are in no way a comprehensive list - nor do they constitute all possibilities for loss of damage deposit. They are merely a small representation for which deposits have been and will continue to be forfeited in full.
The following are examples which constitute automatic forfeiture of damage deposit in its entirety.
- ANY disturbance call to North Myrtle Beach Public Safety Officers
- Disturbance call to Palmetto Getaways by neighbors of the property
- Human excrement (Blood, Feces, Vomit) found on any surface for which the turnover team will have to clean and sanitize
- Used condoms and/or used feminine products found anywhere within property interior or exterior other than a lined trash receptacle.
- Food and beverage scattered all over the property (bedding, under beds, flooring, exterior areas of the house)
- Evidence or witnesses to ANY Illegal drug or drug paraphernalia and/or prescription drugs not prescribed to a registered guest
- Evidence or witnesses to possession of alcohol for groups that consist of anyone under the age of 21
- Evidence or witnesses to smoking in a non-smoking property
- House Party or unregistered guests in/on property
- Cigarette butts and/or excessive trash around exterior of property
Again, the above are examples from past guest experiences and certainly do not represent all circumstances for which deposits may be forfeited.
Loss or damage to property, repair and replacement costs, in addition to labor and service charges will be assessed on a case by case basis.

- I understand that I may participate in the rental of this property on the condition that I sign this agreement and that I agree to be bound by the Vacation Rental Agreement in addition to the addendum, referred to as the entire agreement.
- I understand and agree to be liable for any damages for which I am responsible to the property during my stay.
- In the event that damage is incurred I agree to share in the liability as well as the cost of the damage. The payable amount will be determined according to the total cost of damages divided by the number of registered guests listed in this agreement.
- I agree that if the damage exceeds that of the amount of the damage deposit then I will pay the balance in full within one week of being notified.
- I agree to pay the full amount of damage deposit, rent, taxes, turnover fees according to all policies set forth in the entire agreement and will abide by all policies regarding cancellation.
- I acknowledge that I have read and understand this entire agreement in full and am willing to abide by all terms and conditions of the entire agreement.
